Moving Permits in Dubai: What You Need and How to Get One

Do you need a moving permit in Dubai?

Yes, in most cases. Almost every apartment building and gated community in Dubai requires a moving permit from building management before you move in or out. You usually need your tenancy contract, Emirates ID, the mover details and a refundable deposit. Allow two to three working days.

Many people in Dubai only find out about the moving permit on moving day. The truck arrives, security checks the system, and there is no approval on file. The crew waits in the car park while someone calls the building office.

It is an easy problem to avoid. This guide explains what a moving permit is, who needs one, what your building will ask for, and how long it takes.

What Is a Moving Permit in Dubai?

A moving permit is written approval from building management or the community office that lets you bring a moving truck and crew into the property on a set date and time.

It is not a government document. It is a building rule. That is why the process is different from one tower to the next, even on the same street.

The permit normally covers three things:

  • The date and time window you are allowed to move
  • Which lift you may use, and for how long
  • Which entrance and loading bay the truck can use

Who Needs a Moving Permit?

Apartment buildings and towers

Almost always yes. If your building has a service lift and a security desk, assume you need a permit. This covers Dubai Marina, JLT, Business Bay, Downtown, JVC and nearly every other tower community.

Gated villa communities

Usually yes. Emaar, Nakheel, DAMAC and Nshama communities each run their own approval process through the community management office. The truck also needs gate access, which is often a separate step.

Independent villas and older buildings

Often no permit is needed. Older buildings in Deira, Bur Dubai and parts of Al Barsha may have no formal process at all. You should still tell the landlord or watchman before the day.

Offices and commercial buildings

Always yes, and the rules are stricter. Most commercial towers only allow moves outside business hours. If you are planning an office move, our office movers in Dubai team handles the permit and the lift booking as part of the job.

What Your Building Will Ask For

The exact list changes from building to building, but these are the documents asked for most often.

DocumentWhy they want it
Tenancy contract or title deedProof you have the right to be in the unit
Ejari certificateConfirms the tenancy is registered
Emirates ID copyIdentifies the person responsible for the move
Moving company trade licenceConfirms the mover is a licensed business
Moving company insurance certificateCovers damage to lifts, lobbies and common areas
Crew names and ID copiesFor security clearance at the gate or desk
Vehicle details and plate numberFor parking and loading bay access
Refundable depositHeld against damage to the lift or common areas
No objection letter from the landlordAsked for in some buildings, especially at move-out

The licence and insurance are the mover's job.  A licensed moving company will already have these documents ready and will send them to your building directly. If a mover cannot produce a trade licence and an insurance certificate, your building will refuse the permit — and that tells you something about the mover.

How Long Does a Moving Permit Take?

Most buildings process a permit in two to three working days. Some do it the same day. A few larger communities take up to a week, especially around month end.

Apply as soon as your date is fixed. The last week of the month is when every tenancy in Dubai ends at once. Lift slots fill up and permit requests queue. A move booked mid-month is far easier to schedule.

What Does It Cost?

Most buildings do not charge a fee for the permit itself. What they take is a refundable deposit, held against damage to the lift, lobby or corridors.

Deposit amounts vary widely between buildings. Ask your building office for the exact figure when you apply, and ask how the refund is returned and how long it takes.

Get the lift inspected before and after.  Ask building security to check the lift with you before the move starts and again when it finishes. Take photos. This is the simplest way to protect your deposit, and it takes five minutes.

Moving Time Restrictions

Permits almost always come with a time window. Common restrictions in Dubai include:

  • No moves before a set morning hour, often because of noise rules
  • No moves after early evening on weekdays
  • Limited or no moves on Fridays
  • A fixed number of hours of service lift use
  • No moves during community events, which affects Downtown and Dubai Marina

Your permit will state the window. Running past it can mean the lift is locked off while your furniture is still in the corridor, so build in extra time. For tower-specific detail, see our guides to moving in Dubai Marina, Business Bay and Downtown Dubai.

What Happens If You Do Not Have One?

Security turns the truck away. That is the usual outcome, and it is not negotiable at the desk.

What it costs you:

  • A wasted call-out fee to the moving company
  • A new booking, often several days later
  • A second handover date to agree with your landlordx
  • Possible fines from the building for an unauthorised move

Who Arranges the Permit?

The tenant applies, because the permit is tied to your unit and your tenancy. But a good moving company does most of the work for you.

We handle the mover's side at both addresses:

  • Send the trade licence and insurance certificate to building management
  • Provide crew names and ID copies for security clearance
  • Provide vehicle and plate details for the loading bay
  • Book the service lift slot and confirm the time window
  • Coordinate the same process at your new address

You give us the building name and the management contact. We take it from there. This is included in every booking with our movers and packers in Dubai service.

Planning a move?  Send us your current and new address on WhatsApp with your preferred date. We will tell you what each building needs and start the permit process at both ends.

Common Questions

Do I need a moving permit for just one item?

Usually yes. Most Dubai towers require a permit and a booked service lift for any item that needs the service lift, even a single sofa or bed. Security does not make an exception for small loads.

Can I get a moving permit on the same day?

Some buildings allow it, most do not. Two to three working days is normal. If your move is urgent, call the building office directly and ask rather than assuming.

Do I need a permit at both addresses?

Yes. You need approval from the building you are leaving and the building you are moving into. These are two separate applications with two separate deposits.

Is the moving deposit refundable?

Yes, as long as there is no damage to the lift, lobby or common areas. Refund timelines vary by building, so ask when you apply. Photographing the lift before and after protects you.

Who pays if the lift is damaged during the move?

The deposit is deducted first. A licensed and insured moving company should cover damage caused by its crew, which is one more reason to check the mover carries real insurance.

Do villa communities need a permit too?

Usually yes. Emaar, Nakheel, DAMAC and Nshama communities each run their own process through the community office, and the truck needs gate access as well. Our villa movers in Dubai team deals with these regularly.
